The difference

Same price. Different impression.

Most quotes are a single line and a total, which gives a client nothing to compare and little reason to trust it. Ours breaks every element down, so your client can see exactly what they're paying for.

Who it's for

Three ways we help.

Stop losing your evenings to pricing jobs you might not win. Send us the drawings and get back a branded estimate that makes you look like the most professional firm on the shortlist.

Every estimate uses your own trade day rates, profit margin and contingency, so the price is yours, not ours. You get two PDFs: a branded customer copy to send, and a detailed builder's copy with every line priced, labour by trade and a materials order list. Plus the full take-off workbook, so the job is half-planned before you've won it.

About

Built by a builder. Priced like one.

XI Estimating was set up by Dan, a qualified joiner who has spent the last 30 years in the building trade and still runs live extension and renovation jobs in Cheshire.

Like most builders, he has spent far too many evenings pricing jobs off drawings, measuring, chasing material prices and trying to turn it all into a quote that looks as good as the work. Getting an accurate, professional quote out quickly has always been one of the hardest parts of the job.

He saw the same problem from every side. Builders lose work to a one-line quote that doesn't do them justice. Homeowners can't compare quotes like for like. Architects design without a realistic build cost until it's too late.

XI Estimating is the service he wanted for himself: accurate, fully itemised estimates, priced by someone who knows what it actually costs to build, presented properly and back to you fast. It makes life easier for builders, architects and homeowners alike.

FAQ

Questions.

Will my drawings and prices stay confidential?

Yes. Your drawings and prices stay confidential. We never contact your clients or price against you.

Is this a fixed quote?

No. It's a professional estimate of likely build cost based on your drawings. Builders' tender prices can vary, but a detailed breakdown makes them easy to compare.

Are you quantity surveyors?

We're working builders who price jobs every week. Estimates are prepared from our own live project costs, not a national average calculator. This is not a RICS-regulated service.

Whose rates do you use?

For builders, yours. On your first job you give us your day rate for each trade, plus your profit margin and contingency, and we price every estimate with them. Architects and homeowners get our standard regional rates, based on live jobs.

Can the estimate carry my company's branding?

Yes. For builders, we deliver the client PDF in your logo, colours and contact details, ready to send. Just upload your logo and details with your first request; we keep them on file for every job after that.

How does same-day work?

Send complete drawings and pay by 10am on a working day (Monday to Friday, excluding bank holidays) and your estimate pack arrives by 6pm the same day. We take a limited number of same-day jobs each day so every estimate is still checked properly. If the day is full, we'll tell you straight away and deliver within 24 hours at the Express price.

What's the difference between the customer copy and the builder's copy?

The customer copy is for your client: a cost per element and a total, with your margins built into the prices. The builder's copy is for you: every line priced at net cost, your contingency and profit shown separately, labour days and cost by trade, a materials order list, plant and waste, and the take-off behind it. Both come to the same total. Builders get both; architects and homeowners get the customer copy.

What's included, and what isn't?

We price the core extension and alteration work shown on your drawings. Kitchens, sanitaryware and floor coverings go in as clearly labelled provisional sums for a complete overall price. Ancillary items such as porches, log burners, landscaping or solar are only included if you ask. VAT, professional, planning and Building Control fees are excluded.

What about foundations and drainage?

We can't see below ground, so foundations are priced as a typical strip foundation. If piled or special foundations might be needed, we add a provisional sum. Below-ground drainage isn't measured: where new drainage is shown on the drawings we include a provisional sum, and where none is shown it's excluded.

Do I need to check the estimate?

Yes. Builders should always check the quantities, rates, scope and provisional sums against the drawings and site before pricing to their client. If anything needs adding, changing or taking out, tell us and we'll re-price it.

Where do you cover?

Anywhere in the UK. We're based in Cheshire and work from your drawings, so no site visit is needed.
